The client brief

Sam is a real estate agent in Phoenix. He sent you his rough notes on a new listing and the sign-in sheet from last weekend's open house. He wants the listing copy today and every lead followed up within 24 hours. Made-up client, fake data.

Do the task

1

Pick the top three selling points

Choose what a buyer cares about most. Lead with those, not the square footage.

2

Write the listing

Clear headline, short paragraphs, real details. Skip clichés like "nestled". Describe the home, not who should live there. That's fair housing.

3

Make the flyer

Free Canva template, three or four free stock photos, price, key features and the agent's contact.

4

Set up the CRM

One row per lead with their timeline and next step. Mark each one hot, warm or cold.

5

Write six follow-ups

Each one fits the person. The investor gets numbers. The family moving from Chicago gets a video tour offer. The 4-bedroom buyer hears this isn't it, but you'll send matches.

6

Plan the next touch

Give every lead a follow-up date. That date is how agents stop losing deals.

More tips
  • Use free photos from Unsplash or Pexels. Never use photos from a real listing.
  • Keep text messages under 160 characters.
  • Write the social version for Instagram: first line is the hook, price and beds in line two.
  • Want more? Write a "just sold" post for the same house.
